After watching this neighborhood for years, one thing stands out. Buyers don't shop for homes one at a time. They shop by comparison.

A buyer might look at five or six homes in the Falls over a weekend. By Sunday evening, they've narrowed that list to one or two favorites. That's why two homes with similar square footage can have very different experiences on the market.

I also see homeowners focus on the wrong number.

They'll hear that a home sold in three days and assume that's the goal.

Not necessarily.

A fast sale can be a great outcome, but only if the home was priced correctly and the seller achieved the result they were hoping for. Selling quickly doesn't automatically mean selling well.

The opposite is true, too.

When a home stays on the market longer, it doesn't automatically mean buyers don't like it.

Sometimes the original price was optimistic.

Sometimes another home comes on the market at just the wrong time.

Sometimes a contract falls apart because of financing or something completely outside the seller's control.

Those situations happen more often than most people realize.

The biggest mistake I see is homeowners trying to predict their sale based on one neighbor's experience.

Every home enters the market on a different day, with different competition, different buyers, and different choices available. Even two homes on the same street can have completely different timelines.

If you're curious how long your home might take to sell today, the best answer comes from looking at the homes you're competing with right now, not the ones that sold six months ago.

The market changes every week, and buyers do too. That's why averages are useful, but they're never the whole story.

One thing I've noticed is that buyers rarely decide after seeing just one home. Most spend a weekend touring several homes in the Falls before narrowing their list. That's why your competition isn't the home that sold last month. It's the homes that are available the day yours hits the market.
