If you've been wondering what's happening in the Falls at Imperial Oaks housing market, the first six months of 2026 give us a pretty good picture.
The short version? The market has been remarkably stable.
A total of 51 homes sold during the first half of 2026. That's almost identical to the 53 homes that sold during the same period in 2025. Activity hasn't changed much. What has changed is how those homes are selling.
Home Values Have Stayed Steady
One of the best ways to measure home values is price per square foot because it removes much of the variation caused by different floor plans and home sizes.
During the first half of 2026, homes sold for an average of $167 per square foot.
During the first half of 2025, that number was $169 per square foot.
That's a very small difference and suggests home values in the Falls have remained relatively stable.
Don't Let the Median Sale Price Fool You
You may notice that the median sales price increased from about $400,000 last year to approximately $490,000 this year.
At first glance, that looks like a huge jump.
It isn't.
The difference is that more of the homes that sold in 2026 were larger homes. Larger homes naturally sell for higher prices, which pushes the median sales price higher. That doesn't necessarily mean every home in the neighborhood increased dramatically in value.
This is a good example of why looking at one statistic by itself can be misleading.
Sellers Are Negotiating Better
One number stood out more than any other.
During the first half of 2025, 73 percent of homes sold below their original asking price.
This year, that number dropped to 64 percent.
That tells me sellers are generally staying closer to their asking price than they were a year ago.
Pricing still matters. Homes that enter the market at realistic prices are putting sellers in a stronger negotiating position.
Homes Are Taking Slightly Longer to Go Under Contract
The median time to get a home under contract increased from 16 days last year to 26 days this year.
That's worth paying attention to, but it doesn't tell the whole story.
The average days on market has remained almost unchanged at around 53 days. In other words, the market hasn't slowed dramatically. The homes that would have sold almost immediately a year ago are simply taking a little longer to find the right buyer.
What This Means for Homeowners
If you're thinking about selling, today's market is still healthy.
Well priced homes continue to attract buyers, and sellers are negotiating closer to their asking prices than they were a year ago.
If you've been waiting for the market to "come back," you may be waiting for something that's already happened.
The Falls at Imperial Oaks isn't experiencing a booming market or a declining one. It's a balanced market where preparation, pricing, and presentation matter more than ever.
